You might begin with the USPDR Property Reports and Information site at www.uspdr.com. At their site, you can search property records for all counties within New York State by street or owner name.

Issue: How do I find the record owner of a residential premises?

Solution: Run the address (from 9:00 a.m. to 10:00 p.m. EST) at the Property Address Search page of the NYC Department of Finance. In addition to obtaining the name of the property tax record owner, you can ascertain the block and lot number of the particular property. Try also running the block and lot number at the Office of the City Register search page. There you will find scanned images of documents on file related to the premises including deeds.

Issue: On all of my NYC cases involving building defects, how can I search for building violations online?

Solution: Go to the search page of the NYC Department of Buildings. At the Building Information Search page, start your search with the address of the building in question. The results page will tell you whether there are any complaints as well as the status of resolved and active violations.
